For projects that require a more thorough touch, such as a new build or a full remodel,
the ELDS Design for Construction package handles every element from plumbing to wiring to
how many outlets your space will need and more.
First steps:

We help you navigate through every lifestyle selection you may want, and we educate you on all the options and technologies available to you.

We coordinate with the architect to make necessary changes to your floor plan.

We work with the General Contractor to ensure all documentation reflects your wishes and is in place prior to starting your projects.
For construction documentation, we will:

Map out the furniture plan and built-ins for each room, including living room, dining room, family room, bedrooms, and more. This will allow us to fully envision the space.

Design electrical and lighting plans, design and confirm locations of switches and outlets, and confirm all other spacing details.

Provide floor plan and elevations that map out all specifications for plumbing, cabinetry, tile, and lighting.

Design your primary suite and bathrooms.

Flooring, including tile for bathrooms

We will provide:

A complete binder with details regarding all of the above, including your floor plan, elevations, finish schedules, and all necessary specification sheets for the entire scope of your renovation - from a few rooms being remodeled to a full house redesign.

Pricing per square foot.
Once the binder is delivered, all changes to the design are priced by the hour.
An optional, additional project management fee, which includes walk throughs with all tradespeople, is priced separately. Interior furnishings and accessories services are also available upon request.
